Thinking of Selling? Why Waiting Until Spring Might Backfire

Every fall, homeowners face a familiar question: Should I sell now, or wait until spring?

Spring has long been considered the prime selling season. Buyer activity typically increases, homes show well, and families often prefer to move before summer ends.

But there’s another side to the equation: More buyers also attract more competition.

In Utah’s current market, waiting for the traditional spring rush isn’t necessarily the advantage many homeowners assume. The right timing depends on your property, your goals, and the competition you’ll face when you list.

1) More Listings Mean More Competition

Utah buyers have more homes to consider, and they’re taking time to evaluate their options. In this environment, pricing, presentation, and positioning matter.

Spring typically brings a substantial increase in new listings. In the Salt Lake City metro area, approximately 1,770 new listings entered the market in April 2026, compared with 720 in December 2025.

That’s nearly 2.5 times as many new listings competing for buyers’ attention.

Spring brings opportunity, but it also brings more competition. Listing before that seasonal increase may give a well-prepared home a chance to stand out.

2) Today's Buyers May Have a Reason to Move

Buyers searching in November or December may be navigating a job relocation, a lease expiration, a family transition, or the sale of their existing home.

Not every buyer shopping during the holidays is ready to make a decision. However, some have a specific reason to move within a defined timeline.

Fewer buyers doesn't necessarily mean fewer opportunities. It does mean sellers should understand the audience they're trying to reach and position their homes accordingly.

3) Waiting Comes With Costs and Uncertainty

Utah home values have shown resilience, but that doesn't guarantee prices will be higher next spring. Mortgage rates, affordability, inventory, and buyer demand will continue to influence the market.

There’s also the cost of holding a property. A homeowner paying $2,500 per month toward their mortgage, taxes, and insurance would spend another $15,000 over six months. Some of that mortgage payment may build equity, but the cash outlay remains an important consideration.

Waiting could prove beneficial. It could also mean additional carrying costs and more competing listings.

The question isn't whether spring might be better. It's whether waiting offers a meaningful advantage for your specific situation.

4) When Waiting Until Spring Makes Sense

There are legitimate reasons to wait. Spring generally offers a larger pool of buyers, more favorable showing conditions, and landscaping that can enhance a property's appeal. If your home needs preparation, your outdoor spaces are a major selling feature, or your next move depends on the school calendar, additional time may work in your favor. And if you have no pressing reason to move, there's no need to manufacture one. A thoughtful selling strategy considers the full picture, not simply the season.

So, When Should You Sell?

The best time to sell isn't automatically the month with the most buyers. It's the time when your home, your circumstances, and the competitive landscape align. For some Utah homeowners, that will be spring. For others, listing before the seasonal increase in inventory may present a worthwhile opportunity.

Before making that decision, consider your home's current market position, the properties competing with yours, the preparation required, and the financial implications of waiting.

At Modern & Main, we believe informed decisions begin with a clear understanding of the market, not assumptions about the calendar. If selling is on your horizon, start with a conversation about your home, your timing, and the strategy that best supports your next move.
